CDP gains full entitlement for ~120K SF in Denville, NJ

Cervenka Development Partners has received its Site Plan Approval from the Planning Board of Denville, New Jersey. The approval allows for the construction of a Class A, 36′ clear warehouse and distribution facility.

The site is located at 12-18 Vanderhoof Avenue in Denville, New Jersey. The parcel is minutes from a full interchange on Interstate 80. The site provides access to over 10M people within a 30 minute drive and 20M people within an hour’s drive.

Sasha and I are extremely excited about this development opportunity in one of the hottest industrial markets in the country. Being right off I-80, this site provides our tenants with access to a huge swath of the population, with the GW Bridge and Holland and Lincoln Tunnels a mere 30 minutes away. This site will provide a significant rental discount to those sites geographically closer to New York and our roundtrip toll costs to the Port of Newark is only $5 per container.

CDP developed a site plan that was “by-right” within the Dock Road Redevelopment district. Their design team was headed by Jeff Allen of Colliers Engineering and their entitlement process was spearheaded by Chris Murphy and Lisa Lomelo at Murphy Schiller Wilkes, LLP out of Newark. The site is now fully entitled and ready for construction. Delivery is expected in Q4 of 2024.
